Gas safety reminders: landlord checks and boiler servicing

A landlord's annual gas safety check and an owner-occupier's boiler service are different things. Know which applies to you, where to find official guidance, and how to keep a date on your household list.

For landlords

The annual gas safety check is a landlord duty

If you rent out a property, you must arrange a gas safety check at least every 12 months for gas appliances and flues that you provide for your tenants' use. A Gas Safe registered engineer must carry out the check. The rules and responsibilities are explained in the official guidance from GOV.UK and the Health and Safety Executive.

After the check, the engineer records the result in a gas safety record. Landlords should follow the rules for keeping and sharing that record; Gas Safe Register explains what it contains.

Two different jobs

A safety check is not the same as a boiler service

A landlord gas safety check is the required safety inspection and record for the covered appliances and flues in a rental property. A service is maintenance of an appliance. A service does not automatically replace the landlord's check and record; ask the Gas Safe registered engineer what work has been completed and keep the relevant records.

If you own and live in your home, you do not have the landlord duty to obtain a landlord gas safety record for yourself. HSE recommends regular maintenance and annual servicing of gas appliances by a Gas Safe registered engineer as good practice. That recommendation is not the same legal landlord check. SeeHSE's homeowner guidance for details.

What RemindMe does

Keep dates organised, leave gas work to the professionals

RemindMe tracks dates you enter so you can keep a gas-safety check or boiler-service date alongside other household reminders. It does not perform gas checks, service boilers, verify dates or gas safety records, or book engineers. Use official guidance and a Gas Safe registered engineer for the safety work. The public GOV.UK, HSE and Gas Safe Register guidance linked here is available without a RemindMe account.

A practical next step

Confirm the right date with the right person

Landlords: arrange the required check with a Gas Safe registered engineer and follow the record-sharing rules. Homeowners: speak with a qualified engineer about servicing your appliances. If you are unsure which rules apply to a rental arrangement, check the HSE guidance or get appropriate advice.

A reminder is only a prompt to review a date; it is not evidence that a check or service took place or that an appliance is safe.

One calm view for life admin

Keep home dates alongside the rest of your reminders.

Add dates you want to keep in view, from home maintenance to personal documents and vehicle renewals. RemindMe helps organise the dates; you stay in control of confirming and arranging each task.
